Yes. The styling, painting, and cleaning are fully included in our agreement. You pay nothing upfront and nothing during the process — our reward comes only after a successful sale, from the performance-based commission.

Like most agents, we work on a performance-based commission — we only get paid when your property sells. The commission is agreed upfront and deducted from the sale price at completion.

What sets us apart is that the full property preparation — painting, styling, and cleaning — is included within that commission. No hidden fees, no extras.

If the property doesn't sell and we end the agreement, you owe us nothing — not for the preparation, not for the marketing.

Removable items we brought in — decor and styling pieces — remain our property and we will collect them.

If necessary we repaint in neutral white, style the key rooms with our decor and styling pieces, and deep clean throughout.

Typically 2 to 3 days depending on the size of the property and what we agree needs doing. We work quickly so your property is on the market as soon as possible.

That is up to you. Since we have already agreed on what improvements we will make, all we need is access.

Because we invest in your property upfront — time, materials, and preparation. It also allows us to commit fully and become true experts on your property.

It means we have 3 months to sell your property. During that time we are fully committed — actively marketing, following up with buyers, and managing viewings.

The agreement automatically renews for another 3 months unless either party gives notice to terminate 30 days before the end of the term.
